Upon booking a holiday at Small Isles House the holidaymaker and the holidaymaker’s party agree to the following terms and conditions:
You must be 18 years old or over when you book your holiday.
The submission of the booking form and deposit payment constitutes an offer by the holidaymaker and a contract shall only come into existence when this booking is accepted by us and a written confirmation is sent by us. Should you not return (or should we not receive) the signed booking form for any reason, payment in full of the price of the let shall constitute firm irrevocable confirmation that all the terms and conditions of booking Small Isles House are accepted in full by the hirer and his party.
You will use the property solely for holiday accommodation and will vacate at the termination of the let.
Only the people named on the booking form may stay at the property or use any of its facilities. Should the property be used by more than the people stated we reserve the right to deduct monies for extra expense incurred by ourselves from the good housekeeping deposit.
Booking periods start from 3pm on day of arrival and finish at 10am on day of departure.
You agree to keep the accommodation clean and tidy and leave the property in a similar condition. You are responsible to pay for the costs of any cleaning breakages or damage in or to the property (along with any additional costs which may result) which are caused by you or your party. You agree to reimburse the cost of replacing soaked / damaged mattresses. Fair wear and tear excepted.
One small / medium sized well-behaved dog is welcome but permission must be obtained at time of booking. Sorry no cats allowed.
Dogs are not allowed upstairs in Small Isles House and there is a stair gate to prevent access. Animal hairs must be removed from carpets and furniture before departure. Pets must not be allowed to soil the garden as young children use this area.
Pets are not allowed on beds or furniture and MUST NEVER BE LEFT ALONE IN THE PROPERTY.
When you book your holiday you will be required to pay a booking fee/deposit of £200 per week booked. In the event of a cancellation we will do our best to re-let the accommodation. If successful we will refund your deposit less a cancellation / administration fee of £25. However if we are unable to re let the accommodation and written notice of cancellation has been received more than 6 weeks before the arrival date only the deposit is forfeited. If notice of cancellation is received 6 weeks or less before the arrival date the full holiday cost is forfeited.
We strongly recommend that you obtain holiday insurance.
Upon receipt of your deposit you will be sent written confirmation of your holiday booking showing your holiday details and the balance of the cost of the holiday which MUST BE RECEIVED 6 WEEKS BEFORE YOUR ARRIVAL DATE. If you book less than 6 weeks before the start of your holiday payment of the total cost is due immediately.
We shall not be liable for any cancellations, changes, effect on your holiday, loss or damage suffered by you or for any failure by ourselves to perform our obligations to you which is due to any event(s) or circumstance(s) beyond our reasonable control (force majeure) eg fire, flood, exceptional weather conditions, industrial dispute etc. In appropriate cases all monies will be refunded to you – no compensation, expenses costs or other sums of any description (including without limitation the cost of securing alternative accommodation) will be payable in such circumstances by us. We shall have no liability for any death or personal injury or for damage to or loss of your personal property occurring during the period of the holiday let.
Law: The contract between the holidaymaker and ourselves is subject to English law and is formed in Bickerstaffe, Lancashire.
