About the Cottage
The accommodation comprises 3 bedrooms, each with en-suite bathroom, large hall and dining room, well-equipped kitchen and a stunning lounge with large windows overlooking the bay. The lounge also has a new sofa bed providing a comfortable night’s sleep for 2 extra adults.

Bedrooms: Upstairs are 2 bedrooms, one with a double and one with a king-size bed. Both upstairs bathrooms have a bath, shower, washbasin, heated towel rail and toilet. The downstairs bedroom has 2 single beds and en-suite bathroom with bath, toilet, heated towel rail and washbasin. All the rooms have excellent storage facilities - wardrobes, drawers, cupboards and shelves.

Entrance Hall - seating, telephone, stairs to bedrooms.

Bedroom
Dining Room - large table extending to seat at least 6 adults and a high chair is provided. Beautiful views over Small Isles Bay.

Lounge - Amazing views through the large windows which can be enjoyed whilst relaxing on the sofa/chairs. If you can tear yourself away from the frequent comings and goings of the yachts, fishing craft, steam puffers etc. there is a TV set and video recorder along with a record player/radio and a large selection of adults and children's books. The new sofa bed will also sleep 2 adults in comfort. There is also a toasty warm multi-fuel Clearview stove for cosy nights in - sip a wee dram by a roaring fire listening to the sounds of the sea.

Kitchen - Electric cooker, fridge freezer, Bosch Washing Machine, Bosch Slimline dishwasher, tumble drier, microwave plus a full range of cutlery, crockery, glasses cups and other kitchen equipment.

Hallway

Heating - the house is warm, dry and comfortable. Heating is by highly efficient electric storage and there is a Clearview multifuel stove (wood/coal) in the lounge. There are two separate hot water systems ensuring plentiful supplies for all bathrooms. All fuel (electricity and coal for the stove) is included in the price.

Garden - there is a lovely enclosed garden with parking for at least 2 cars.

Baby Equipment:
Small Isles House has a full-size cot and high chair both purchased new from Mothercare in 2002. There are stair gates at the top and bottom of the stairs.

All beds have continental quilts and fresh bed linen will be provided for you at the beginning of your holiday. Please bring your own towels and tea towels and your own cot bedding.
Booking periods start from 3pm on day of arrival and finish at 10am on day of departure.
One small/medium dog allowed by arrangement.
Dogs must not go upstairs or be allowed on furniture or beds.
